Welcome to the April 2024 edition of our newsletter! I hope you had a great Easter Weekend.
As we emerge from what has in many respects been the end
less winter and into spring, the economy is growing again and there is undoubtably a sense of optimism.
Whilst this is encouraging, our attention remains fixed on the anticipated rate cut cycle which we believe will play a pivotal role in revitalising the real estate sector.
Our recent trip to MIPIM was a great success and we returned on a high, with our annual event drawing over 150 of our industry contacts. This event has become a major highlight in the Harkalm calendar which is attended by our entire team. It was great reconnecting with familiar faces but also cultivating new relationships.
On our return we were thrilled to learn that Harkalm’s contributions to the education sector have been recognised, earning us nominations for both Property Developer and Investor of the Year at the upcoming Education Investor Awards.
In terms of property transactions, Q1 has seen significant progress across all our sectors concluding 11 acquisitions with a value in excess of £16.5 million.
As we look ahead for the remainder of 2024, our pipeline is filled with exciting projects which we look forward to sharing with you.

ACQUISITIONS
EALING – MIXED-USE PARADE
We are delighted to have acquired this mixed-use freehold parade, comprising 7 retail units and 8 flats in Ealing. The parade is fully let to local occupiers and presents various asset management opportunities.
We look forward to deploying our asset management strategy to work this building and unlock additional value.
BRENTFORD – CHURCH HALL
We are delighted to have acquired this 6,000 sq ft former Methodist Church in the affluent West London suburb of Brentford.
We are excited about exploring the property’s development potential and providing a revitalised asset for the benefit of the local community.
PLANNING
EPSOM – CARE HOME
We acquired this 12,000 sq ft dilapidated former children’s home with a view to bringing the building back into a new community asset use. We were extremely pleased to be granted planning for educational use. We now look forward to beginning the redevelopment process

DELAWARE – SCHOOL
We’ve acquired this 8,500 sq ft former school building which has the benefit of over 1 acre of land in Cornwall. The property lends itself to a number of potential alternative uses.

MIPIM 2024!
We had a fantastic time at MIPIM 2024, hosting an event at Au Comptoir. It was a great opportunity for us to catch up with familiar faces and meet new contacts in the industry.
Following the event, our team enjoyed a fun-filled bonding trip to Monaco. It was an amazing experience for all of us.
We’re looking forward to what MIPIM 2025 has in store!
CHARITY
GIVE. HELP. SHARE.
The Harkalm Group recently took part in a charitable initiative with Give. Help. Share. where teams were tasked with a shopping challenge. Each team had to use a set budget to fill 40 bags with 10 nutritious items, aimed at feeding a family of four. After packing the bags, we delivered them to local schools.
Give. Help. Share. led by Co-Founders Amanda and Jacqueline, is dedicated to supporting families in need and providing health education to children.

KISOBOKA PROJECT
We are proud to support the Kisoboka Project. They work tirelessly with communities in Sub-Saharan Africa facing poverty, helping them meet their basic needs. Our recent donation has made a significant impact by providing ingredients for local pancakes and porridge. With just £30 a month, we’re able to supply 90 cups of porridge and 90 pancakes, including firewood. Every contribution counts towards making a difference in the lives of those less fortunate.
