Our process


The letter

Our Team uses a variety of data sources to identify properties that align with our investment strategy. When your profile matches our criteria, we reach out with a letter introducing our The Harkalm Group and the benefits of working with us.


The Information

We are willing to speak over the phone, via email or correspond by letter. During this conversation, we’ll ask for the property details and your value expectations, as much as you’re willing to provide.


The Offer

Following our various conversations, using our research and the information you have provided, we will make an offer for your property. If you accept the offer, we’ll proceed with the acquisition, involving solicitors for both parties.


The Sale Process

We’ll prepare a comprehensive memorandum of sale outlining our offer and essential details, including contacts for our in-house solicitor.

After you receive this, the solicitors will make contact with each other and will begin to undertake their work.


Due Diligence

We’ll also carry out due diligence as part of the process. Our solicitors will gather and analyse all necessary property information.


The Exchange

Once due diligence is finished and both parties are ready, we will exchange contracts. This is a legal commitment for us to purchase the property.


The Completion

Completion will happen to the timescales agreed at the start of the deal.
